1. About OasisAdmin

OasisAdmin (“we”, “us”, “our”) is a South African software-as-a-service (SaaS) platform that helps residential landlords manage rent collection through automated SMS reminders, voice calls, and a payment tracking dashboard. OasisAdmin is operated by Muhluri Makhubele, Gauteng, South Africa.

OasisAdmin never handles tenant money. Rent payments are made directly from tenants to landlords via EFT or bank transfer. OasisAdmin only tracks payment status — it does not process, hold, or facilitate the movement of funds.

2. Eligibility

By creating an account you confirm that you are at least 18 years old, legally able to enter into binding contracts under South African law, and using the service for lawful residential rental management purposes only.

3. Subscription and Billing

OasisAdmin is billed monthly via PayFast, a PCI-DSS compliant South African payment gateway. By subscribing you authorise PayFast to charge your card on a recurring monthly basis at the plan rate selected at checkout.

• Starter: R495/month — up to 5 units
• Growth: R990/month — up to 10 units
• Pro: R1 980/month — up to 20 units

Prices are in South African Rand (ZAR) and include VAT where applicable. We reserve the right to change pricing with 30 days' notice by email.

4. Cancellation

You may cancel your subscription at any time from Dashboard → Billing. Cancellation takes effect at the end of the current billing period — you retain access until then. No partial refunds are issued.

If you cancel, your data is retained for 30 days after the subscription ends, after which it is permanently deleted.

5. Your Responsibilities

As a landlord using OasisAdmin you agree to:

• Obtain consent from tenants before sending them automated SMS or voice reminders.
• Ensure all tenant information entered is accurate and lawfully obtained.
• Not use OasisAdmin to send harassing, threatening, or unlawful messages.
• Comply with the Consumer Protection Act 68 of 2008 and all applicable South African law regarding tenant communications.
• Keep your login credentials confidential and notify us immediately of any unauthorised access.

6. Automated Communications

OasisAdmin sends SMS messages and places automated voice calls to tenants via Twilio Inc. on behalf of landlords. Message and data rates may apply to recipients depending on their mobile carrier. By adding a tenant's phone number you confirm you have their permission to receive automated communications from OasisAdmin on your behalf.

7. Limitation of Liability

OasisAdmin is provided “as is”. To the maximum extent permitted by South African law, we exclude all warranties, express or implied. We are not liable for:

• Any missed, delayed, or undelivered SMS or voice calls caused by network or carrier issues.
• Tenant non-payment or any financial loss arising from use or inability to use the service.
• Any indirect, incidental, or consequential damages whatsoever.

Our total liability to you for any claim shall not exceed the amount you paid us in the three months preceding the claim.

8. Intellectual Property

All content, design, code, and trademarks on OasisAdmin are owned by us. You may not copy, reproduce, or distribute any part of the platform without written permission.

9. Termination

We reserve the right to suspend or terminate your account at any time if you breach these Terms or use the service in a way that is harmful, fraudulent, or unlawful. We will provide notice where reasonably practicable.

10. Governing Law

These Terms are governed by the laws of the Republic of South Africa. Any dispute shall be subject to the exclusive jurisdiction of the courts of Gauteng, South Africa.
